Integrated senior living project introduces retirement planning partnership

June 24, 2026

Eden at Botanica CT (EABC), an integrated senior living development in Balik Pulau, has partnered with AIA Pension and Asset Management Sdn Bhd (APAM) to provide homebuyers with a more comprehensive retirement solution that combines financial preparedness with purpose-built senior living.

The collaboration is aimed at encouraging Malaysians to begin retirement planning earlier by linking long-term financial savings with a community designed to support independent and active ageing.

As Malaysia's ageing population continues to grow, industry experts believe retirement planning should no longer focus solely on wealth accumulation. Instead, it should incorporate housing, healthcare, wellness programmes and access to professional care services that promote long-term quality of life.

Under the partnership, purchasers of residential units at Eden at Botanica CT will receive a RM25,000 contribution from the developer into an APAM Private Retirement Scheme (PRS) fund. Buyers will also enjoy complimentary personal accident insurance, providing additional financial protection as they prepare for retirement.

Located within the Botanica.CT township in Balik Pulau, the development comprises 350 purpose-built residential units and is scheduled for completion in 2027. Designed as a low-density senior living community, the project offers residents the opportunity to age independently while having access to professional support whenever required.

Facilities planned within the development include fully furnished residences, 24-hour caregiver support, licensed nursing services, wellness and rehabilitation programmes, smart assisted-living technology, recreational amenities and future healthcare facilities.

MTT Group chairman and Eden at Botanica CT director Datuk Seri Kenny Ong said the project was conceived to redefine retirement living by creating a community rather than a conventional elderly care facility.

"Our goal is to provide an environment where seniors can continue living independently, remain socially active and enjoy greater peace of mind, knowing that care and support are available whenever they need them," he said.

He added that modern retirement communities should enable residents to maintain their preferred lifestyle while offering access to healthcare, wellness activities and social engagement that contribute to healthier ageing.

Industry observers noted that demand for integrated senior living developments is expected to increase as Malaysians place greater emphasis on retirement readiness, rising life expectancy and long-term healthcare planning.

The collaboration between EABC and APAM reflects a broader trend of property developers working with financial institutions to deliver holistic retirement solutions that combine quality living, financial security and professional care within a single ecosystem.
