Senior living development integrates retirement planning through strategic partnership

June 24, 2026

Integrated senior living developer Eden at Botanica CT (EABC) has entered into a strategic collaboration with AIA Pension & Asset Management Sdn Bhd (APAM) to incorporate Private Retirement Scheme (PRS) solutions into its purpose-built senior living community, offering Malaysians a more comprehensive approach to retirement planning.

The initiative reflects a growing shift in retirement planning, where financial preparedness is increasingly being combined with healthcare, wellness and age-friendly living environments to support longer life expectancy.

Under the collaboration, eligible purchasers of residential units at Eden at Botanica CT will receive a RM25,000 contribution into an APAM Private Retirement Scheme (PRS) fund, sponsored by the developer. Buyers will also enjoy complimentary personal accident insurance, providing additional financial protection as they prepare for retirement.

Speaking during the memorandum of understanding (MoU) signing ceremony, representatives from both organisations said the partnership is designed to encourage Malaysians to begin planning for retirement earlier by linking structured savings with a community that supports healthy and independent ageing.

They noted that as Malaysia moves towards becoming an ageing nation, retirement planning should no longer focus solely on wealth accumulation. Instead, it should encompass housing, healthcare, lifestyle, financial security and access to long-term care services.

Expected to be completed in 2027, Eden at Botanica CT will comprise 350 residential units within the Botanica.CT township in Balik Pulau. The development is designed primarily for residents aged 60 and above, while also welcoming secondary residents such as adult children, fostering an inclusive multi-generational community.

The project will feature licensed nursing support, 24-hour care services, wellness programmes, smart assisted-living technologies and access to future healthcare facilities, allowing residents to enjoy independent living with professional support available whenever required.

EABC director and MTT Group chairman Datuk Seri Kenny Ong said the company aims to redefine retirement living by creating more than just residential units.

"Our vision is to build a complete ecosystem where seniors can continue living independently, stay socially connected and enjoy a healthier lifestyle with confidence and peace of mind," he said.

APAM representatives added that structured retirement savings remain an important tool in helping Malaysians prepare for longer retirement years, particularly as healthcare costs continue to rise. By integrating financial planning with senior living, the partnership seeks to provide individuals with greater confidence and resilience throughout their retirement journey.

Industry observers believe similar collaborations between property developers, healthcare providers and financial institutions are likely to become more common as demand grows for integrated retirement communities that combine lifestyle, wellness and long-term financial planning into a single solution.
