Eden at Botanica CT, APAM strengthen partnership to promote holistic retirement planning

Integrated senior living development Eden at Botanica CT (EABC) has joined forces with AIA Pension and Asset Management Sdn Bhd (APAM) in a strategic initiative to encourage Malaysians to prepare earlier for retirement by combining long-term financial planning with purpose-built senior living.

The collaboration, formalised through a memorandum of understanding (MoU), integrates the Private Retirement Scheme (PRS) into EABC's retirement living ecosystem, reflecting a growing emphasis on providing comprehensive solutions for Malaysia's ageing population.

The initiative comes as Malaysia moves steadily towards becoming an aged nation, with the proportion of older adults expected to rise significantly over the next two decades. Industry stakeholders believe retirement planning must now extend beyond savings to include healthcare, housing, wellness and community support.

Under the collaboration, purchasers of residential units at Eden at Botanica CT will receive a developer-sponsored RM25,000 contribution into an APAM Private Retirement Scheme fund. Buyers will also enjoy complimentary personal accident insurance, providing an additional layer of financial protection as they prepare for retirement.

Eden at Botanica CT, located within the Botanica.CT township in Balik Pulau, is expected to be completed in 2027. The development will comprise 350 purpose-designed residential units, offering a low-density environment that combines independent living with professional care services and wellness facilities.

MTT Group chairman and Eden at Botanica CT director Datuk Seri Kenny Ong said retirement should be viewed as the beginning of a new life stage rather than the end of one.

"Our vision is to create a community where older adults can continue living independently, remain socially connected and enjoy greater peace of mind, knowing that healthcare and support services are available whenever they are needed," he said.

The development will feature 24-hour care support, licensed nursing services, smart assisted-living technology, wellness programmes and lifestyle facilities, together with a planned care residence and medical centre within the wider township.

APAM representatives said structured retirement savings remain an essential component of financial security, particularly as Malaysians are living longer and facing rising healthcare costs. By integrating PRS into a senior living development, the collaboration seeks to encourage individuals to begin retirement planning earlier while supporting long-term financial resilience.

Penang State Executive Councillor for Social Development, Welfare and Non-Islamic Religious Affairs Lim Siew Khim, who witnessed the MoU signing, said preparing for an ageing society requires collaboration across multiple sectors.

She noted that housing, healthcare, financial planning and community care should no longer be viewed independently, but instead developed as interconnected components of a sustainable retirement ecosystem that enables seniors to age actively, independently and with dignity.

Industry observers believe partnerships between developers, healthcare providers and financial institutions will continue to gain momentum as demand grows for integrated retirement communities that combine quality living, professional care and long-term financial preparedness into a single solution.
